Rental Qualifications

We currently charge $40 per application and require that all persons over the age of 18 that will be residing on the premises submit and application.

For your ease and security, all rental applications must be submitted online, through our website. Click the "For Lease" tab of our website and then click "Apply Now" next to the property you wish tot apply for. All completed applications will be considered in the order that they are received.

• Credit score of 650+
• Gross monthly income of 2.5+ the asking rent
• Copy of government issued identification
• 3 months pay stubs/verification of income
• If self employed, you will be ask to provide additional documentation which may include but is not limited to 3 months of complete personal or business bank statements and/or the last filed tax return.

If you are a recipient of government subsidies and do not have credit or wish to be considered by other means than a credit report you need to contact our office during business hours and alert us to this immediately. You will still be subject to a background check along with eviction/former tenancy verification. 

Once notifying our office, you will need to submit the following documentation to our office within 48 hours:

• Copy of government rent subsidy benefit
• 12 months of rent payments receipts and/or cancelled checks
• 12 months of bank statements
• 12 months of account statements for at lease one credit account
• 12 months of utility bills for current or past residence
• Copy of lease or rental agreement for current residence

All completed rental applications are processed in the order of receipt. Please be advised that if your application requires additional clarifiations/documenation that there will be delays in its approval. Take great care in completing your application thoroughly and if you have questions, please contact our office during business hours at, 831-884-5603. We reserve the right to accept other completed rental applications while additional information/clarifications are being collected. All applications from potential residents over the age of 18 must also be into office in order for an application to be approved.

Yes! Please contact Wayland Properties at, 831-884-5603 during business hours and a copy of the report will be emailed within 7 business days. If paper copy is requested, additional mailing fees will apply.

Yes! Your completed application can be transferred to any other property being marketed on Wayland Properties site within 30 days of your applications receipt. If over 30 days, then you will need to submit another rental application.
