What property management experience and credentials do you have?
WP has been in the property management field now for over 6 years! WP’s Broker is also Broker of Sanctuary Vacation Rentals. How much will my house rent for?
We would be delighted to come out and perform a free rental evaluation for your home. Monterey County right now is definitely a hot rental market. Because of this, our owners are able to get top dollar for renting their homes.
What will you do to rent my house?
We have a Marketing Plan we would be happy to share with you. This outlines the many places your home will be aggressively advertised for maximum exposure.
What do you do to qualify a tenant?
Potential tenant completes a Rental Application & provides copy of driver’s license and 2 months paystubs.
We process credit of tenant.
We contact last 3 years of landlords to verify tenancy.
We also contact employers to verify employment.
Last step, we confirm our owners are happy with potential tenant & get their final approval.
How much security deposit do you charge the tenant?
As a general rule of thumb, we ask equal to one months rent for the security deposit. Oftentimes, tenants with credit issues and pets can be ask for larger/additional deposits.
How do I get paid?
We collect rent from our tenants and deposit into our Trust Account. The funds sit in our trust account for 3 business days to confirm funds are good. Then, we collect our agreed upon management fee and pay out any Invoices we may have on the property (ie: handyman bills, plumbers, electricians, HOA fees, storage fees, etc.) and the remainder of funds are issued to our owners. We offer electronic funds transfer or can issue & mail out a paper check as well. Owner payments could be delayed if tenant pays rent late or tenant delivers a check that is returned.
Pets?
The decision of whether or not a home is pet friendly is entirely up to each property owner. Homes that are pet friendly can fetch a slightly larger market rent or pet rent can also be collected. Many tenants do have pets and there are few rentals that allow pets. An additional deposit along with requiring tenants to have rental insurance is highly recommended for risk management.
How informed will I be about what happens with my property?
Absent any special considerations unique to you or your property, our rule of thumb is this: If something may cause a potential interruption in your ordinary cash flow you will be immediately notified. Other than that, the saying “NO NEWS IS GOOD NEWS” is most appropriate. Non-emergency items will be communicated along with your monthly statements and of course we encourage you to contact us anytime you have a question or concern.
How do you handle tenant maintenance requests?
Tenants are encouraged submit their maintenance requests via their Online Portal. Any non-emergency maintenance requests are handled within 24 business hours from the time the request was placed. The appropriate vendor will be contacted and scheduled at their earliest availability. If there is an emergency, tenants are provided the office line along with multiple cell phone numbers.
Do you charge for vendor coordination/billing?
If your property requires maintenance we do not charge an hourly fee to coordinate the maintenance with our vendors. We also do not charge if our presence is needed at the property during repairs. We do not markup vendor invoices for their payment.
How soon can you start managing my home?
YESTERDAY! An initial tour of the property will be required to evaluate home condition and take photos. We also do require signing of a Property Management Agreement. We can begin advertising your home in a days’ time!
What are the office hours of Wayland Properties?
We are open Monday through Friday from 10AM – 4PM, except on holidays. If you contact us outside of our office hours we will return all non-emergency phone calls the next business day. Showings for available listings can be scheduled in advance outside of these hours with some advanced notice.
