Property Management

Monthly management fee includes:


  • Listing the home on the following sites: 
  • Craigslist
  • Zillow
  • Trulia
  • Realtor.com
  • Redfin
  • Business & Personal Facebook Pages - Facebook campaigns ($150 max)
  • Monthly management fee ncludes:terey County Association of Realtors (1,261 members)
  • Listed as featured property on waylandproperties.co website
  • Showing property to prospects.
  • Screening of prospects.
  • Presentation of prospects for owner approval. 
  • Lease generation.
  • Free first year preventative maintenance services.
  • Move-In tenant:
  • Tenant will receive welcome packet with local utility companies, Move-In/Move-Out Checklist for return, Welcome Letter and contact information for maintenance requests etc.
  • Collection of Deposit (held in Wayland Properties Trust Account)
  • Collection of rent and disbursement to property owner (less 6% and any maintenance costs) once clearance of funds has been verified
  • Wayland Properties will handle all maintenance requests using our own trusted vendors unless property owner requests the use of preferred vendors in leasing agreement. Maintenance requests totaling less than $100 dollars will automatically be scheduled, requests greater than $100 will be presented to property owner for approval.
  • Move-Out tenant:
  • If tenant was moved in by Wayland Properties. Includes review of the Move-In/Move-Out Checklist and consultation with owner.
  • Coordination of vendors to return unit to rentable status.
  • Disbursement of deposit back to tenant (less expense)

Home Away Services

Basic services include inspecting for: 

  • Storm Damage 
  • Force Entry
  • Vandalism
  • Check for plumbing failures, stains,
  • signs of water leaks; ceilings, windows and doors
  • Check decks and balconies for water ponding and dry rot
  • Check signs of pest invasion Flooding / Broken Pipes
  • Check circuit breakers and reset any that have flipped
  • Function of the furnace/heater or air conditioner
  • Check doors and windows for signs of mold and verify they are locked
  • Run garbage disposal, dishwasher, washing machine and dryer
  • Check refrigerator and freezer adjust settings accordingly
  • Reset any clocks if needed
  • Flush all toilets and wait until the run is complete
  • Check thermostat, run heating and air conditioning to verify operation
  • Check the settings of room humidifiers service humidifiers if needed
  • Reset security system upon departure
  • Removal of newspapers
  • Forward first class mail remove newspapers and flyers
  • Start cars


Services will be billed monthly.

We will also act as your emergency contact in your absence. 

Any emergencies will be billed additionally at, $50 per hour.
