There is no shortage of property management companies — we understand that.
But not all property management companies are created equal.
Wayland Properties is a family-owned and operated boutique brokerage built on trust, strategy, and long-term stewardship. That foundation shapes everything we do — from how we manage assets to how we communicate with clients.
We bring over a decade of experience in real estate and property management, with deep roots in both the Monterey Peninsula and Northern California mountain communities. Our offices are located in Carmel-by-the-Sea, and we live and work within the communities we serve — offering firsthand insight into the nuances of each neighborhood, market cycle, and property type.
We are active members of the California Association of Realtors®, National Association of Realtors®, and Monterey County Association of Realtors®. Our team continues to advance our education and credentials, including Property Management Masters Certification, Certificate of Excellence, Military Relocation Professional designation, and Short Sales and Foreclosure Resource certification.
Property management is not transactional — it is relational. Every property and every owner brings a unique set of goals and challenges. There is no one-size-fits-all model.
As a boutique brokerage, we provide tailored service with hands-on leadership, proactive communication, and a commitment to excellence within both our company culture and client relationships.
Property management should be straightforward and fairly priced.
We charge one simple monthly management fee — no markups on maintenance calls, no vacancy fees, and no renewal charges. Our goal is long-term partnerships, not hidden costs.
Wayland Properties supports clients beyond management — assisting with residential and commercial sales, investment acquisitions, and strategic asset positioning.
Our in-house marketing director ensures every listing receives elevated print and digital exposure with global reach. We collaborate with experienced interior designers and staging professionals to maximize presentation and value. Our sister company, SeaBlush Studios, provides professional staging services with preferred pricing for Wayland clients, helping properties stand out and achieve top-dollar results.
As a family-led boutique brokerage, our structure allows for focused attention, collaboration, and accountability at every stage of a transaction. When you work with Wayland Properties, you have the full strength of our team behind you — with the personal care of a boutique experience.

Born and raised in Quincy, CA, a small mountain town in Northern California, Ashley brings a deep, personal understanding of California real estate — from the coast to the mountains. She moved to the Monterey Peninsula in 2007 and quickly fell in love with coastal living, the sense of community, and the lifestyle that defines the region.
Ashley’s real estate career began in 2010, when she earned her California Real Estate Salesperson License and gained experience across multiple facets of the industry. Over the years, her background expanded to include banking, title and escrow, vacation rentals, sales, and customer service, giving her a well-rounded perspective on the real estate process from start to finish.
In 2015, Ashley earned her California Broker’s License and transitioned into leadership and long-term asset management. She went on to establish Wayland Properties in 2016, building what is now a family-owned and operated boutique brokerage built on trust, strategy, and long-term stewardship.
As the founder of this family-led brokerage, Ashley believes the strongest businesses — like the strongest homes — are built on integrity, accountability, and relationships that last. Family has always been central to her values, shaping how she leads, how she serves, and how she defines success.
With over 15 years of experience in real estate and property management, Ashley has worked across diverse California markets including Carmel, the Monterey Peninsula, and Quincy. Today, she leads Wayland Properties with a hands-on, relationship-driven approach grounded in communication, discretion, and long-term value.
Outside of work, Ashley remains deeply rooted in community, home, and meaningful connection. She and her husband continue restoring their farmhouse property, balancing heritage and modern design. She finds peace in early mornings on her porch with her Springer Spaniel, Maddie — and is often spotted cruising the Peninsula in her beloved yellow Ford Bronco, a familiar and cheerful presence along the coast. She is an active member of Monterey Church, a proud Leadership Carmel alumna (Class of 2025), and a Carmel Chamber member.
Ashley is a dedicated youth advocate and enjoys mentoring and volunteering. In her free time, she can often be found hiking with her Springer Spaniel, Maddie, reading, repurposing furniture, attending concerts, spending time with friends, or enjoying quiet weekends with her husband.

My name is Andrea Garzon and I grew up in Monterey, Ca, where I went to school most of my life. I attended Monterey Peninsula College and completed an associates degree in Pre-Nursing. That’s where my passion of wanting to help people stemmed from and from there I wanted to take on the challenge of getting my real estate license. I joined real estate because I enjoy finding solutions for people and the process that it comes with. It brings me satisfaction and gratitude helping out people.
With my knowledge, I want to be able to guide people when making the big decision of buying or selling a home. I enjoy rainy days with my cat, hiking the local Fort Ord trails, playing tennis, and spending time with family and friends on my leisure time. I’m excited to work with clients to buy, sell, or invest into real estate with the services that I offer!

Katharine (KT) was born & raised in Quincy, CA. The Clift family has been a trusted Quincy staple for over 75 years. After graduating high school, KT sought a higher education at Shasta College studying business and real estate. During this time she gained experience with an internship with a local real estate office and attained her real estate license in 2007. In 2009, she moved to the Bay Area and put her extensive real estate experience to work in hotel and property management.
In 2019 KT moved back to Quincy after having her first child. Being raised in a small town, she wanted to raise her children up with the same strong values close to family. She saw a need within the community for a local, authentic, client-first minded Realtor. She seized the opportunity and started her own real estate business. Helping people find their dream home is something KT is especially passionate about. Because of her determination, trustworthiness and ability to sell her business is rapidly growing. In 2021, KT sold over, $ 4.3 million in real estate! In 2022, KT decided to join the Wayland Properties team and open up their Summit's Division in Quincy, CA. She will be serving Northern California with both sales and property management.
She has been with her husband Brandon for 9 years and together they share 3 beautiful children. In her (rare) spare time she enjoys a spa day.

My introduction to the Monterey Peninsula came along 6 years ago, as a student relocating from Croatia. I received my Bachelor’s Degree in Business and Economics and Master’s in Management while spending summer breaks working and traveling throughout the US. I have experience in business development, sales and property legalization.
As I’ve always had a love for interior design, art and fashion, I wanted to incorporate it with the business side which allowed me to express my creativity and exercise my knowledge. Real estate is a mix of it all which attracted me to the peninsula due to its beauty, Mediterranean architecture and culture.
I recognized a huge opportunity when I fell in love with the quaint beach town with its iconic golf courses, great wines, eclectic restaurants and lengthy shores as well as the proximity to Silicon Valley. I am dedicated to working hard for my clients and inspire to have fun along the way while continuing to learn, meet new people and enjoy the life that the Peninsula has to offer.

Hi, my name is Maddison but my mom calls me Maddie or sometimes Moo. I'm a young English Springer Spaniel. I am still a little nervous around people so I grumble a little when I meet new humans and even though my mom gets mad, I like to jump on people and give them kisses. My belly has magical powers to make everything better so I roll over alot and want belly rubs. Some of my favorite things is going to the Carmel office with my mom, run on the beach and chase birds. I've been making a lot of new friends around town. When I'm not working at the office, I am down at the beach chasing waves, birds and squirrels. But I really just want to be anywhere my mom is. She's my favorite person.
